Soon to rise in Tondo: Community mall with affordable condo-type housing

On Wednesday, mass housing developer 8990 Holdings Inc. did the ground-breaking for a soon-to-rise condo-mall in Tondo, Manila that is envisioned to be a retailing haven for small and medium enterprises (SMEs).

Not only is it good news for businessmen but also for future residents as the place is strategically located near different establishments like hospitals, schools, churches, and the mall itself is right there; providing not only basic daily needs but job opportunities as well.

The P452-million “Deca Mall” is expected to be completed in the third quarter of 2018. It will serve as an amenities area– an 8.4-hectare condominium-type residential project by Urban Deca Homes Manila.

8990 president and chief executive officer Januario Jesus Gregorio Atencio III said in a press statement on Wednesday: “The costs of maintaining condominium amenities are distributed evenly among every homeowner whether or not he avails of these. This adds to the cost of his association dues. By having a mall that offers the typical amenities such as a gym or spa, we lower association dues thus maintaining our objective of providing affordable housing for hardworking middle-class Filipinos.”

The two-storey neighborhood mall has a total gross floor area of 18,000 square meters and a gross leasable area of 14,000 square meters. It will have a supermarket, activity areas and a food court.

The most distinguishing feature of the upcoming mall is an area dedicated to SMEs. “The space allotted for SMEs would be rented out to businesses that would otherwise be excluded from much larger malls,” the company said.

The condo-mall also boasts of amenities and facilities like a Multipurpose Hall, Basketball Courts, Pocket Parks, Children’s playground, Admin. Office, a perimeter wall, with guard house and 24/7 security.

Deca Mall is five minutes away by road from Divisoria and 10 minutes away from Binondo. It is located North of Manila near the Port of Manila.

8990 Holdings decided to invest in Tondo as it saw an opportunity to develop affordable housing given the high density of this area alongside the lack of affordable living space for the working class.
